Main Residence

Maximum Occupancy: 2 Guests
Ideal for individuals or couples seeking privacy and comfort.

🛏️🛏️ 2 Bedrooms

Maximum Occupancy: 4 Guests
Suitable for small families or groups requiring additional space.

🛏️🛏️🛏️ 3 Bedrooms

Maximum Occupancy: 6 Guests
Provides ample room for families or small groups with shared living space.

🛏️🛏️🛏️🛏️ 4 Bedrooms (Full Residence)

Maximum Occupancy: 8 Guests
Designed for families or groups seeking full use of the residence with maximum comfort and privacy.

Annex Studio Units (Leicester Holborn and Leicester Manor)

🏠 Self-Contained Studio

Maximum Occupancy: 2 Guests
A compact and fully independent unit, ideal for individuals or couples.

Only registered guests are permitted to stay overnight.

Any additional visitors must be communicated in advance and approved where necessary.

🔇 Noise & Quiet Hours

To maintain a peaceful environment for all residents:

• Loud music, parties, and excessive noise are not permitted

• Quiet hours are observed from 10:00 PM to 7:00 AM.

• Guests are kindly requested to keep noise levels moderate at all times

🚫 Parties & Events

Parties, gatherings, and events are strictly prohibited.
The property is designed for private, residential stays and not for social functions.

📸 Photography, Filming & Content Creation

Commercial photography, videography, or any form of content production is strictly prohibited on the premises.

🚭 Smoking Policy

Leicester Residences is a non-smoking property.

Smoking is not permitted inside the residence. Any evidence of smoking indoors may result in additional cleaning charges.

🔧 Property Care & Damage

Guests are responsible for maintaining the property in good condition throughout their stay.

• Any damage, breakage, or loss must be reported promptly

• Guests will be held responsible for the cost of repair or replacement where applicable

• Furniture and appliances should be used for their intended purpose only

⚡ Utilities & Energy Use

Guests are encouraged to use electricity and appliances responsibly.

• Air conditioning, water heaters, and electrical appliances should be switched off when not in use

• This helps maintain efficient energy use and supports sustainability

🔒 Security

For your safety and the security of the property:

• Ensure all doors and windows are properly locked when leaving the residence

• Do not grant access to unknown persons

• Keys must be handled with care and returned as instructed

🚗 Parking

Parking is available within the premises.

Guests are requested to:

• Park responsibly within designated areas

• Avoid obstructing access or movement within the compound

🧹 Cleanliness

Guests are expected to maintain reasonable cleanliness during their stay.

• Dispose of waste appropriately

• Avoid leaving the property in untidy condition

🐾 Pets

Pets are not permitted unless expressly approved in advance.

⏰ Check-in & Check-out

• Check-in: From 2:00 PM to 9.00PM

• Check-out: By 12:00 PM

Early check-in or late check-out may be arranged upon request and subject to availability. Also communicate late check-in to enable us plan accordingly.

⚠️ Compliance

Failure to comply with these house rules may result in:

· Additional charges

· Termination of stay without refund in serious cases

🚪 Before You Leave

To help us maintain the residence in excellent condition for all guests, we kindly ask that you observe the following before departure:

• Turn Off Appliances: Please switch off air conditioning units, lights, water heaters, and all electrical appliances.

• Return Keys: Ensure all keys are returned as instructed prior to check-out.

• Secure the Property: Kindly lock all doors and windows before leaving the residence.
